Would you rather: (A) buy now with some negotiating power, or (B) wait for lower rates and fight more buyers for the same house? Comment A or B. 👇

A lot of buyers are waiting on rates. If rates drop, many of them jump back in at once, and that can mean fewer seller concessions and more competition. The best time to buy is when the numbers work for your budget and timeline, whatever rates are doing.

Want to see which side your numbers land on? Let’s talk.

A few weeks of appraisals, conditions, and “just one more document.” Then closing day hits, and everybody finally gets a milkshake.

Calm closings usually come down to one thing: the agent and the lender talking early and often. A buyer who’s pre-approved before the first showing, plus quick updates through underwriting, keeps the surprises off the closing table.

Home price or monthly payment? For most buyers, the payment is the scarier ghost.

When you negotiate, you can ask for more than a lower price. Seller concessions can cover some of your upfront costs or pay for a temporary buydown, which lowers your payment for the first few years before it steps up to the regular amount.

Before you make an offer, let’s run both options side by side.

Rates got you hiding behind a pumpkin? Fair. Just don’t let one number make the whole decision.

Buying could still get you into the right home and out of a rental that stopped working, and it starts building equity. A refinance* could still make sense if you want to tap equity or change your loan terms.

Let’s run the real numbers before the rate does the deciding.

*All loans subject to credit approval and meeting eligibility requirements. Restrictions apply. Must meet minimum equity requirements. By refinancing an existing loan, the payments and total finance changes may be higher over the life of the loan.

That "Pay in 4" for the patio set? Your lender can spot it on your bank statements.

Buy Now, Pay Later payments can count as monthly debt when a lender reviews your finances, which can affect your debt-to-income ratio and how much you can borrow.

A few plans won't automatically block a mortgage, but it's worth knowing before you apply.

Thinking about buying soon? Let's look at the full picture first.

Good news: I don't need all of that.

What underwriting actually asks for is pretty manageable: recent pay stubs, W-2s or tax returns, bank statements, and a short letter if there's an unusual deposit. That's most of it. Send it fast and complete, and the process moves faster too.

Ugly carpet is a weekend project. On the other hand, a great neighborhood is hard to find.

Opening your search to fixer-uppers gives you more homes to pick from and room to make the place yours. With the right renovation loan, you may be able to finance the home and the improvements together.

Kitchen stuck in 1994? Credit card balance that won't quit?

A home equity loan* lets you borrow against the equity you've built as one lump sum, for a remodel, paying off higher-interest debt, and more. It's still a loan against your home, so let's look at your full picture before you decide.

Curious what your equity could do? Let's talk.
