🏡 TWO HOMES SOLD IN SAN DIEGO, CA! 🏡
🏡TWO SUCCESSFUL CLOSINGS!🏡
We were honored to have had the privilege of representing our good friends, Andy and Sandra Nash, in the contingent sale of their beautiful home on Saint Germain in Chula Vista, and the purchase of a lovely condominium on Parkway Drive in La Mesa.
We are particularly pleased with the results of these two transactions.
We listed Saint Germain at $1,065,000 and closed at full asking price.
On the purchase side, we successfully negotiated Parkway Drive from its $579,000 asking price to $563,000, $16,000 below asking price, despite making a contingent offer, and competing against two others.
That takes savvy!
Two different properties.
Two different negotiations.
Two successful outcomes.
It's a reminder of something I've known throughout my real estate career: understanding the market, pricing correctly, and negotiating effectively makes all the difference!!
Getting these transactions closed was another story!
Contingent sales are not for the fainthearted, and this one turned out to be particularly tricky.
The Saint Germain Buyers were obtaining a bridge loan to fund their purchase, meaning we actually had three interconnected transactions requiring coordination, each with its own contractual obligations, deadlines, and challenges.
Fortunately, we have established a team of top-notch, experienced real estate professionals working together to get everyone across the finish line.
Loan Officer, Fernanda Andrade's expertise in bridge financing was invaluable in securing her buyers the necessary funding to complete the purchase of their dream home on Saint Germain.
Her communication, standards and work ethic throughout was exemplary.
California real estate transactions require copious amounts of paperwork, disclosures, and strict adherence to contractual timeframes and deadlines.
And boy, did we need those.
Fortunately, we have the best transaction coordinator in the business, Pamela Mulholland, owner of Syncly TC.
With three extensions of escrow required, Fernanda and Pam certainly earned their money, along with our undying loyalty, appreciation, and respect for their hard work.
Our longtime, dependable and reliable San Diego title officer, Brenda Berglund at California Title, was amazing, as always.
Special thanks to our affiliate agents, particularly Michael West, for coordinating showings and completing AVIDs to keep Pam happy! 😉
Meanwhile, the contingent purchase of Parkway Drive was relatively smooth sailing, largely because we had a most communicative, diligent, and professional seller's agent on the other side.
What a pleasure it was to work with another Independent Real Estate Broker, Leon Dienes.
There's something special about working with fellow independent brokers who take personal responsibility for their clients and their company's reputation.
Our escrow officers, Brook Henderson and her Team at Corner Escrow, and Theresa Garcia at Elite Escrow, worked diligently throughout, transferred funds promptly, and both transactions closed concurrently.
I couldn't have asked for a better group of professionals to work with to get us across the line.
