I’ve put off making this post because I’ve been struggling with the absolute tragic unfairness of the world, her family, her three little girls losing this amazing and beautiful soul. She was the strongest, fiercest person I’ve ever met. Sassy and fiery (her hair wasn’t lying), she never did anything halfway and never hesitated to open her heart or her home. I’ve walked in her front door unannounced too many times to count. She has been a strong force of support in the foster care, adoption, and kinship community. Last week we gathered to pray for a miracle and this week we gathered to line the halls of her hero walk. Even in the end she never stopped giving. She’s a friend and a hero to many and her loss leaves a whole in my heart and life, and in the lives and hearts of so many. Nicole, you walked into Jesus’s welcoming arms in heaven, but you will forever be missed and remembered by those whose lives you touched.

Ever wonder where your mortgage payment actually goes each month? It’s not just “paying for your house” your payment is made up of a few key parts:
1. Principal – This is the portion that reduces your loan balance. Every month, you’re building equity!
2. Interest – The cost of borrowing money from the lender.
3. Taxes & Insurance – Property taxes and homeowners insurance, often collected in your monthly payment through an escrow account.

Together, these are often called PITI (Principal, Interest, Taxes, Insurance).
Knowing this breakdown helps buyers (and agents!) explain why payments can look higher than expected, and why rates, taxes, and insurance all matter when planning a home purchase.
