Vegas grows in master plans — and right now the action is in Cadence (Henderson), Skye Canyon (northwest), and the villages of Summerlin. Here's the real picture:

CADENCE — Townhomes from the $320s, single-family from the $390s, move-up plans into the $700s. Seven builders selling; 50-acre Central Park, fiber to every home. Watch the HOA ($100–$250/mo) and SID assessments on some parcels.

SKYE CANYON — 1,700 acres at the Spring Mountains, median around $600K. New homes from the $370s to the mid-$700s. Red Rock and Lee Canyon minutes away.

SUMMERLIN — the valley's flagship: 22,500 acres, 120+ floorplans. Entry from the $400s, move-up $550s–$750s, executive $750s–$1.2M, guard-gated luxury from $1.2M.

Solar panels are everywhere in Vegas, but ownership matters enormously. Owned solar is an asset — appraisers can count it, buyers get lower electric bills from day one, and it typically adds a few percent to the home's value.

Leased solar is a different animal. The buyer has to qualify for and assume your lease, the monthly payment counts against their debt-to-income ratio, and the transfer paperwork can take weeks. Plenty of deals die right there.

Selling with leased panels? Disclose it early and have the lease terms ready. Buying? Read the lease or PPA terms before you fall in love, and ask what the payoff would cost if you wanted out. Comment SOLAR.
