💥 29 days in… and the builder’s lender dropped the ball.

I originally pre-qualified these buyers, and when they went shopping with their realtor, they fell in love with a brand-new home. The builder encouraged them to use their lender, and I said, “Absolutely go with whoever can give you the best financing.”

Fast forward 29 days into the contract… the builder’s lender couldn’t deliver. They called me back, and I got the loan closed on time. ✅

Many people are sitting on equity and the questions usually are..

🔸How do I know if I qualify?

🔸How do I know what my equity is?

🔸How much money can I pull out?

🔸Will it change my interest rate?

But no one ever asks what should I spend it on ..🤦🏻‍♀️

Knowing what to do with the money is half the battle…

I bet you would never think that some solar panels could be your worst nightmare in the sale of your home or when you purchase…

It’s all too common that someone can’t qualify for solar when they are already at there max purchase price

Also all solar companies aren’t created equal…

In my experience most have been a nightmare 🚩

No urgency that we are bound to timelines that if we don’t meet and need to cancel cost you thousands of 💵💵💵💵🤯💵💵💵💵

This can make or break you selling for top dollar if you have to pay out for a 100k system out of your proceeds leaving you with less than you needed 🤬

Nevada law limits the amount your annual property taxes can increase. The tax cap limit may be 3% on your primary residence and up to 8% on other property types.

Right now, the Clark County Assessor is mailing out Tax Cap Abatement Notices to new residential property owners. Property owners must submit their claim by checking the appropriate box, signing the postcard and returning it to the Assessor’s Office. The form can be returned by mail, in person or by emailing it to [email protected].

Existing property owners may check their property tax cap by visiting the Treasurer’s Office website at https://www.clarkcountynv.gov/government/elected_officials/county_treasurer/index.php. If your tax cap is not showing as 3% and it is your primary residence, please contact the Assessor’s office at 702-455-3882.
