for my Clients.... Brittany & Bill are Realtors as well. Below is a list of our services for Property Management & answers to some questions owners ask us. Our management fee is only 8% of the rent. We do Direct Deposit into owners bank account which will be active for use by the 15th of each month. Statements are all uploaded to the owners portal monthly including any repair bills so no more losing track of your statements or bills. We give you a year end statement with all your deductions on your rental property including the management fees, repairs, utilities, move out/in fees, etc which makes it a lot easier on you & your accountant for year end deductions. We advertise in several websites including MLS, Realtor.com, Rentsimple.com and several other websites on Google & Bing databases. We take beautiful pictures of your property inside & out. We install a lockbox on the property to give all Realtors in Las Vegas, Henderson & North Las Vegas access to your home. Tenant screening we do credit check including eviction check, rental & income verification, criminal background check for Nevada only. We charge an additional $200. above the rent for security deposit plus $350. per pet deposit. (for example if rent is $1200. we would charge $1400. for security deposit) this is because we don't charge extra for cleaning, keys, etc we put it all in the security deposit. If tenants credit is bad or has had an eviction we charge extra deposits for that depending on what the issue is & how long ago. We do move in & move out inspections with the tenants, Take pictures before move in & after move out. Tenants rent is due by the 3rd of each month if not paid on the 3rd we post and mail out a "5 day notice to pay rent or quit" by the 4th of the month. We process all our evictions as In filing the paperwork with the Court to scheduling the Constable & re-key. $300-$350 is usually the cost for the eviction & re-key & comes out of tenants deposit usually.
