How do you decide which market you should invest in? Here are two factors we consider:

1. Profitability: Analyze the average rent to home price ratio and looking at the average home appreciation rate & rent growth in the past years. Is it hitting the 1% rule?

2. Stability: Check the past statistics of job growth & population growth, and average vacancy rate. Also look to see if there is diverse employment in the city. What growth is the city seeing?

To some people it would’ve made sense for us to invest locally at home, but it didn’t meet these factors. That was why we moved to New Brunswick in 2021 because it met our investing criteria at the time. We like to focus on markets that have lots of opportunities to add value and can cash flow positive.

Meily Property Solutions specializes in acquiring distressed properties and turning them into profitable investments.

Here are five ways Investors profit from real estate:

1. Cash flow: rental income minus all your expenses should leave you with some cash flow. You can purchase property that yields 8% cash on cash return, which is equivalent to the average return of an index, such as the S&P 500

2. Equity pay down: each month your tenants are paying off your mortgage

3. Passive appreciation: the price of property and land value goes up over time. Markets generally appreciate 2-3% a year but there are times it can go up more than 10% in a given year.

4. Forced appreciation: you can renovate a property, add an additional room, or make it look more modern and appealing. This ultimately increases the value of the property.

5. Tax write offs: talk to a CPA, but you can write off expenses to reduce your taxable income!
