🚨 BIG FANNIE MAE UPDATE for departing residences! 🏡➡️🏡

Mortgage guidelines are always changing — and if you’re planning to keep your current home as a rental while buying your next one, this is an update you need to know.

Effective with Fannie Mae’s 9/2/26 update, the rules around using rental income from a departing residence have changed.

✨ Here’s what changed:

• A lease agreement alone can no longer be used to establish rental income on a departing residence.

• Instead, market rent may need to be documented through an appraisal with market rents, Form 1007, or another qualifying market-rent analysis using comparable rentals.

• Lenders can still use 75% of the gross market rent and compare it against the property’s PITIA — principal, interest, taxes, insurance, and applicable association dues.

• If the calculation produces positive cash flow, it can help offset the departing residence payment, but the excess generally can’t be added as additional qualifying income.

• If there’s a loss, that negative amount must be factored into the borrower’s DTI.

• Depending on the borrower’s property-management history, additional reserves may also be required.

Keeping your current home and turning it into a rental can still be a great strategy — but how that rental income is documented can directly affect whether you qualify for your next home.

Before you sign a lease, move money around, or assume the future rent will offset your current mortgage, talk with a loan officer who understands the updated guidelines.
