Why do I love the STR/Airbnb strategy?

It’s about more than just bookings—it’s about being part of people’s biggest moments.

Yesterday, I received a booking for a home game weekend in the 25-26 football season. In our conversation, I discovered this trip is a birthday gift for a veteran returning to ND for the first time since 2011—just in time to celebrate his 77th birthday. Honored to play a small role in such a meaningful visit!

And this weekend’s guests? Their first message said, _“We love your home! We are bringing our daughter to see the University of Notre Dame, she was just accepted! We are so excited and your house is the perfect introduction to get her into the Notre Dame school spirit.”_

This is why I love what I do. Creating spaces that aren’t just a place to stay, but part of a story—part of someone’s journey.

So grateful for these opportunities, and this journey that continues to deliver. ❤️☘️

Taking some time to reflect on this last project. ✨

On Friday, I officially closed on my most recent flip in Illinois. 🙌🏼

This project was special (despite its challenges 🤪).

It’s one of two projects I’ve actually laid my physical eyes on. Most of my work is remote, with a heavy reliance on my team, but a trip out to our STR in South Bend gave me the opportunity to see this one in person!

As a result, I was able to shake hands with my contractor for the first time! Now, we’ve FaceTime’d plenty and speak multiple times a week when we’re in the thick of a job, but to meet him in person (with his son) was really special.

My kids got to see and walk the property, too! It was special to have them involved. While they listen to my conversations and I show them the progression of our projects, there was something special about having the kids play together in the home while my contractor and I talked through the scope of work.

By far one of my most rewarding projects. ✨

I’ve certainly been in reflection mode these last few weeks.

2024 brought much change. While it certainly was one of my harder years, I reflect on it fondly.

It forced me to see that living a “purposeful life” looks different for everyone.

Balance looks different for everyone.

I can honestly say that I’ve never felt more balanced in my “work-life” than I do moving into 2025.

2024 was marked by the launch of our first STR, the Golden Dome Getaway ☘️. Hosting guests and providing memorable experiences for others is truly rewarding and brings me much joy. She kicked ass her first 8 months!!

2024 was also marked by my return to a W-2, my previous employer. And I know this came as a shock to many!!

Amid what some would call another challenging year in the real estate market, I certainly honed my skills and built up my confidence!

🏡 Q1 Flip, SOLD: accepted an offer in 10 days, multiple offers at/over asking

☘️ Q2 STR, LAUNCHED: quickly made it to the top of its market

🏠 Q4 Rental, SOLD: accepted an offer in 7 days

🏡 Q4 Flip, UNDER CONTRACT: accepted an offer within 48 hours, multiple offers at/over asking (more dets to follow!)

However, I have no shame in admitting that I thrive in and ENJOY Corporate America. The sense of purpose I feel leading and supporting a team, in the rigors of a high-stress sales environment, excites me and “fills my cup”.

It’s doing BOTH, one alongside the other, that fills me with purpose and balance.

2024 is one I won’t forget; it taught me some great lessons, blessed me with solid success and confirmed I’ve got the grit and determination to pursue the best version of myself in my own unique way.

SOLD! 🏠✨ And what a journey it’s been with this one!

When I last shared about 8034 Colfax in late August, we were just hitting the market. Within 7 days, she was under contract—over asking, no less! 🌟 The buzz of interest we received reaffirmed our work on this property.

But let me tell you, it wasn’t always smooth sailing. This was our second time listing, and we needed every bit of good fortune in our corner. Just a week before we went live, our neighbor’s house burned down, completely destroyed. Given the location’s challenges, we knew the odds were stacked. But we controlled what we could: a solid renovation, smart staging, and a property ready to shine.

Thanks to an amazing team, the transaction went seamlessly. The inspection went smoothly, and the appraisal hit a record high for the area—a true win! We officially closed on this property last week. 🌟

Looking back, I’m grateful for this journey and the lessons my first few investment properties have taught me. I’m stepping into the next chapter with a stronger sense of what I truly want from my investment journey! 💥

Grateful for Unexpected Wins Today!

Taking a moment to celebrate the little victories that made today so special:

⭐️ Two new bookings at the Golden Dome Getaway ☘️ — our Airbnb is delivering and I’m thrilled with each new opportunity we get to host!

⭐️ Received a solid offer on one of our rental properties—it’s always bittersweet to say goodbye, but exciting to move forward.

⭐️ Permits pulled for the Cal City flip—progress is officially underway!

⭐️ Had a positive and insightful conversation with a potential private money lender — love when networking leads to new possibilities.

⭐️ And lastly, a big announcement was made this morning… I’m keeping it under wraps for now, but I’ll share more with you all next week! 😉

Sometimes progress comes when you least expect it, and today I’m embracing it candidly! Grateful for my journey. ✨
