I’m not saying refinancing is automatically the move, but when 30-year fixed rates are sitting around a 3-year low, it’s at least worth a quick check. Especially if your mortgage is from the last few years, there might be a scenario where the numbers actually work in your favor.

The only way to know is to run it with your current balance, rate, and goals.

Sometimes it’s a win, sometimes it’s a “not yet,” but either way, you get clarity without guessing.

I’ll be honest… who you work with matters way more than people think. A good loan officer isn’t just there to quote a rate - they keep things moving, explain stuff without making you feel dumb, and they actually answer when you text.

This process can get stressful fast, so having the right person in your corner is a big deal.

It’s not every day you get to say this, but 2025 actually finished at its lowest point of the year. Finance.yahoo.com called out the “fresh 2025 low,” and you can see the trend in the FRED chart right on the graphic.

I’m not saying rates are suddenly “back,” but this is real progress. If 2026 is your year to make a move, the goal isn’t to time the absolute bottom; it’s to have a plan so you’re ready when the window opens.

Put normal expenses on it, spend only what you can actually cover, and pay it off in full every month. You get the credit score boost from on-time payments and responsible use, without the interest or stress.
