💪 Self-employed borrower. Great business income. Tax returns with deductions that looked like they were trained by a professional disappearing act.
So we did what the best mortgage people do when the file says “no” but common sense says “obviously yes.” 🫡
📦 We thought outside the box – because sometimes the box is just where lazy loan files go to die.
📄 I used his most recent one-year P&L, added income from his rental properties, and even ordered a rent schedule appraisal for his current home because apparently every extra dollar on paper needs its own red carpet.
The result? Qualified, approved, closed, and happy. ✅
