💪 Self-employed borrower. Great business income. Tax returns with deductions that looked like they were trained by a professional disappearing act.

So we did what the best mortgage people do when the file says “no” but common sense says “obviously yes.” 🫡

📦 We thought outside the box – because sometimes the box is just where lazy loan files go to die.

📄 I used his most recent one-year P&L, added income from his rental properties, and even ordered a rent schedule appraisal for his current home because apparently every extra dollar on paper needs its own red carpet.

The result? Qualified, approved, closed, and happy. ✅

🎉🥳👏 Congrats to my borrower on making it to the finish line – deductions, rental income, paperwork gymnastics and all.

🤩 A Fix and Flip Loan Closed in 2 Weeks: 90% LTV, 100% Rehab Financing, and a $1.555M ARV

✅ With experienced real estate investors, a strong ARV, and enough upside to make the spreadsheet blush?
Yeah… apparently those still exist.

🔍 The borrowers found a distressed investment property, negotiated the purchase price down to $920,000, and had a $150,000 rehab budget lined up.

In other words, a real estate investment deal that actually made sense — shocking, I know.

Then the after-repair value came back at a beautiful $1.555M, leaving plenty of room for profit, rehab, financing costs, and maybe even a celebratory coffee that isn’t from a gas station. 🥳

🤝 After a lot of negotiations with the lender, I secured a 9.99% interest-only hard money loan at 90% LTV, with only 10% down and 100% of the rehab budget financed.

And the points? Just 1.5. 🤭

Oh, and we closed in two weeks. ⚡️

Because apparently “fast closing investment property financing” doesn’t have to be a mythical creature people talk about on real estate podcasts.

This is what the right fix and flip financing looks like when the deal is strong, the borrowers know what they’re doing, and the lender negotiations are handled properly. 💪

How fast can you close a mortgage?
With complete docs and fast responses, ~14–21 days is realistic. Many loans land in 30 days; your timeline depends on appraisal, title, and how quickly we knock out conditions.

Can my rate improve if my credit score increases during the process?
Often, yes. If your score moves into a higher pricing tier before final approval, we can repull credit, re-evaluate pricing and chase a better rate (program and lender dependent).

What is a lender credit – and why would I want one?

🤩 They walked in with mid-600s credit and big hopes. First home tour? Boom - love at first showing. Their rock-star real estate agent then negotiated $20,000 under asking, because apparently the universe likes them. Me? I got busy turning a “maybe” into a “move-in”.

👨‍💼 We built a quick plan: full pre-approval, tight docs, and a credit-score tune-up (think utilization clean up and a few fast updates). While they fell deeper in love with their future living room, I worked the numbers. As their score nudged into the upper-600s, we repriced the loan for a better interest rate and added a touch of lender credit to ease closing costs. Because romance is great, but saving money is HOT.

⏳ Meanwhile, the clock was ticking. Appraisal, title, underwriting, conditions - wash, rinse, clear. We closed in just 18 days, which in mortgage time is basically lightspeed. They got the house, the payment they wanted, and bragging rights. I got a thank you text and a review with too many exclamation points. Worth it.

🧐 Moral of the story: You don’t need a perfect score to buy a home. You need a smart plan, a responsive team, and someone who knows how to optimize your rate while keeping closing costs in check.

But then the title company insists on a “credible US licensed witness” for the Remote Online Notary. (Because who doesn’t have a lawyer on speed dial in another country?) 🤦‍♂️

After 5 title companies, 3 weeks, and a $910 rate lock extension… we got it done. Funds wired, client happy.

💪 My investor client had a $215K appraisal on a rental, aiming for a 75% LTV cash-out.

😧 All good – until the appraiser casually checked “declining market.” That one box dropped the LTV by 5%, cutting $10,750 of untaxed cash.

😤 We weren’t having it. We gathered updated comps, recent appraisals, and data proving the market was steady.

🕺🏻 After some firm (but polite) back-and-forth, the appraiser finally changed it to “balanced.” The lender accepted the revision, and my client got the full 75%.
