Some transactions remind you exactly why experience matters.
This month, I had the privilege of helping clients from the East Coast purchase a home in McNeil Estates after they were referred to me by a friend. They loved the energy of the Las Vegas Strip but wanted a neighborhood with character, and after listening carefully to what they were looking for, I knew McNeil Estates would be a perfect fit. We weren't even planning to go house hunting that day, but we walked into the house and they knew it was the one.
Finding the home was the easy part.
Negotiating the purchase was anything but. We navigated some very challenging contract negotiations, followed by equally difficult repair negotiations. I've always believed the best transactions happen when everyone remembers we're working toward the same goal: creating a win for both the buyer and the seller. Unfortunately, this one didn't always feel that way.
Just when we thought we were in the clear, my clients decided to change lenders with only two weeks left before closing. That meant a new appraisal, a new underwriting process, and compressing what normally takes a month into just fourteen days.
Despite every curveball, we crossed the finish line on time.
Even better, the appraisal came in approximately $50,000 above the purchase price, giving my clients instant equity on day one. After closing, I connected them with one of my trusted contractors to complete the updates they wanted and introduced them to an excellent property manager who specializes in corporate rentals, helping them protect their investment while they're back on the East Coast.
The best part of my job isn't when everything goes perfectly. It's guiding clients through the moments when it doesn't, solving problems together, and handing them the keys knowing every challenge along the way was worth it.
