2. Maximize how we can use seller concessions to help with costs

But that might be because you tried to hide it versus trying to work with your lender to figure out your options.

Here’s how my first-time homebuyers leveraged the tools we taught them to do just that.

First, you need to talk to a lender that works with a few different down payment assistance programs. Options are key. 🔑

After getting preapproved, have your lender go over any available options that will cover your down payment and/or closing costs.

When you put in offers on homes, be sure you’re negotiating seller credits to help you bring down your overall costs.

The most important questions I ask my future homeowners.

What is the purchase price you are looking to qualify for?
What is your ideal payment? And what is the absolute max if you found the home of your dreams?

By asking them this, we are going to determine:

1. Are they in touch with what their payment will look like.
2. Is budget or the home more important.

So be sure you’re having these conversations with your lender.
