❗❗ REALTORS - USE DATA TO CLOSE MORE DEALS ❗❗

The number #1 reason why buyers say they waiting vs buying now are the interest rates. We all know there are a number of buyers on the sidelines that will cause prices to go up when rates go down.

No one knows how much prices will go up, instead show your client different scenarios and lead with data. What will their payment look like if rates go down, but prices go up.

Look at the two scenarios. What is rates go down 1%, but prices go up 5% or 10%. What's it going to do to my mortgage payment?

Does it make sense to wait? The answer is not universal for every family, but if rates go down 1% and prices up 10% , the payment is practically the same. Offer your client solutions, not a sales pitch.

Lead with data! No one has a crystal ball but show different scenarios. Clients want answers to their questions and this is where we can deliver together.

As of today, June 8th, Freddie Mac just raised the income limit for the 1% Down Payment Program!

In Clark County, NV, if your income is under $67, 120, you may be able to put as little as 1% down* and get up to $4,000 grant toward your down payment.

🏡 Are you shopping for a new construction home? Here are three reasons the builder's lender is not always the best option:

1️⃣ While the rate maybe attractive, the lender may also be adding points, or prepaid interest to the origination fees which cancels out closing cost credits they are offering.

2️⃣ The special interest rate maybe only apply to those with a larger down payment or higher credit score.

3️⃣ The in-house lender may not have as many loan programs as outside lenders. For example, if you are self-employed, you might need a bank statement loan which the in-house lender does not offer
