While growing my now $2M+ real estate portfolio, I have used every formula and ratio available to analyze deals. When getting started my capital and access to funds were tight, I had to be creative and efficient with every last dollar.
I have invented the K Score, shown above, and now use it as a tool to compare investment opportunities. The K Score is an efficiency score; based on my ability to create value through means of existing capital and financing resources.
Ways that I have creatively earned high K Scores on my investment properties include; sweat equity, interest free credit periods, buying off market, working directly with sellers, second loans, strategic refinance, value add and development, low down payment programs.
