Where there is despair, there is opportunity! The last few years have been “good” on paper with low interest rates. But a lot of people who wanted to buy were either outbid by cash investors, or they had to waive the inspection, or give ridiculous terms just to get into a home.

Today’s market is not quite as hot. Interest rates are higher, and the market is cooling off. However, where there is bad, there is good! People who are looking to buy today have less competition, can get sellers to give money towards Buy downs, or even have them pay their closing costs! And they don’t have to waive inspections or bid over asking price! Plus there’s more accessibility to Down Payment Assistance programs, or even expanded programs that are accommodating to many financial needs! This market is great for people who need assistance or concessions.

The question is a little complex, because the home buying journey is so personal to each person. But when it comes to shopping your lender, it’s best to have a good idea of what your needs are, and see how that professional can help you.

I’m breaking down the best questions to ask a lender when you’re shopping around! I always advise shopping around to make sure you’re not only getting the best deal, but seeing if that person is someone you want to work with or not.

Loan Limits are ⬆️!

So what does this mean for you? If you have been looking to purchase in the 750k range and have been stumped by the jumbo loan requirements, then this is great news for you! A loan limit tells us, the lender, when a loan is considered a jumbo loan, which typically require higher credit scores, a bigger down payment, and more cash reserves. The increase means we can look at a lower down payment, more flexibility with credit, and in most cases, less cash reserves than a jumbo would require.
