Hi there, I had an experience this morning that I have to share with you. Before I get started sharing my experience, I do have to tell you that I have worked with some great real estate people worldwide. As well as some great real estate investment educators. Some of these men and women are still doing what is their passion and that is helping people succeed as real estate investors.

Well, a person called me this morning while I was taking my little Yorkie, Rocco, to the vet on a follow up appointment. (some things take priority)

This person introduced themselves as a new investor that just finished a real estate investor academy boot camp. What struck me to write about our contact was the excitement in my caller’s voice. You could say it was nerves, maybe, it could be because she got through to me, I doubt this. (I still answer my phone). More importantly and most likely the excitement in her voice was caused by the excitement of getting involved with real estate investing. The thought of making money using what we learn to earn big bucks.
As I listened intently, I started to hear myself 32 years ago. Excitement! I had enough real estate investor education to be dangerous with a contract, but what separated me from a lot of people like me was my desire to make money with real estate. As things have changed over all of these years, some things are still the same as when we started in 1992.

We as real estate investors and speculators are in the people business. We do deals with people, and sometimes these deals get done just because there is a simple conversation. NETWORKING. It seems to be the key that has made our business successful for me and my family. We go to different events and functions all month long. All different types, not just your typical investors meeting. Why? Because we are not your typical RE Investors. We bring our cards and we talk to the other folks about … REAL ESTATE. My page has started showing me nothing but ads and notifications. Thanks for the suggestion to send a Facebook message. It works!! I'm seeing posts again from people I didn't see anymore. Facebook's new algorithm chooses the same people - about 25 - who see your posts. Put your finger somewhere in this post and click "copy". Go to your page where it says "what’s on your mind" and click paste. This will get the system started.

This is when you know you are really in trouble!!

It's a Tuesday morning in Clearwater Florida and Real Estate investing is what is on my mind.



The rents have mostly been received and our 2 rehab projects, (one will be kept as a rental and one we will flip) are in process. Though slow, they still will work out beautifully.



You see one property, we will have invested close to $250,000, and we will sell it for $389,900. After selling expenses we will net around $100,000 in profits. A nice year if I say so myself...

Now I could have squeezed a little more money out, but I am happy to finish this project and close it out by the end of the year.



If you go back to 2001, which is 22 years ago the first week in October, our family was getting 3 to 5 houses under contract per month. The 5 of us were working sunup to sundown, and I will admit our net profits were about $120,000 per year in flips and rehabs. It was nice but frankly hard work on top of everything else we were doing back then.



The reason I am telling you these things is that we can show you that our business of Real Estate flipping and rentals is easier than it was 22 years ago.

Happy New Year!2022 has gotten off to a rip roaring start for us here in Florida. I look out my window and enjoy clear blue skies and 75 degree weather. An hour ago I was watching scenes from Central Park in New York where 9 inches of snow has just been dumped. My Niece said it's freezing in Chicago,and My friend Lou in Philly just texted me and said the weather sucks today. All I have to say is that it is good to be a Floridian. You know the story, This is Heaven Everything I've read today is all about good news for us in real estate investing. As a professional in Real estate Investing you learn to look at what drives people to live here, to work here, and to retire here. Most of the rentals and mid income houses we buy, hold and sell are to families. Parents with kids. This is basic real estate 101. So as a professional who plans for his families future looks to trends and information as to what is going on in our state to make decisions as weather or not to hold real estate, flip real estateor just stay home and watch the History Channel. Let's review some of the good things we've read this week. In November, our state collected 398.8 million dollars more in general tax revenue than the previous year. this is some of the money that gets collected for schools and roads.There has been a record number of "Professional Service Workers" These are highly educated and wealthy professionals flocking to our state to take advantage of heaven on earth. Health Experts say that Omicron will peak in 2 weeks, then cases will rapidly decrease.Rents increased 24% in 2021 over 2020. Similar gains are expected through 2023. Home prices continue to rise. The market is and will stay hot. Example, We sold a house in 1 day in Valrico for 375k that should have sold for 350k Christmas week. Now, what does all of this mean? Nothing if you are happy in your life, satisfied with your retirement fund, or if what is on TV more important to you than making money in real estate. Because frankly we all have the same chance,and ability, to make money with real estate. The only difference between success and failure is indifference. Surround yourself with the smartest and most successful people in real estate.
No truer words were ever spoken to me. I heard these words and they stuck in my brain. Sounds easy to do, doesn't it?

You start with your friends, family, spouse, lovers, teachers, boss, and in my case anyone who ever bought a house for an investment. Come to think of it, anyone who ever even thought about buying an investment property. When I decided I wanted to be a real estate investor, I found a teacher; a guy who got me to listen to his methods, his ideas, even his bad jokes. He made me feel I could do a real estate transaction.

And I did! It was not always pretty, it was at times next to impossible, but I did it. Over and over again. Soon we were doing deals everywhere. Pretty houses, ugly houses, almost combat zone houses. We were doing deals daily. While we were learning the RE Investment business each one of us on the team started specializing in certain aspects of the business.
Craig, Private Equity Lenders. Doing hard money loans at as much as 18% interest, Craig always makes money for his investors. Ellen, Professional Property Management. Her secret to her success, she respects and truly cares for her tenants. Afterall the good tenants take care of our rentals and help pay the mortgages. Howard, well Howard loves to be creative with paperwork. What that means is he makes the impossible transactions POSSIBLE AND THEY WORK! As for me, well I love to create. By that I mean I like to see rehabs done, flip houses, wholesale deals, find opportunities. (Today more than ever)

I must admit we seem to be pretty good at investing, helping investors, teaching folks like you how to do all of the aspects of our business correctly with minimal risk as possible.

This coming week should be our last Zoom Meeting. Hopefully by May things will be ready for a face to face meeting. Ellen is checking out hotels for May now. In the meantime, Tuesday April 20th we will Zoom.

Our subject For next week’s Zoom meeting is all 4 subjects I just touched on.
Finding, Fixing, Flipping, And Lending.

Have you seen what is happening right here in the Tampa Bay area? Oh and our Bucs and Tom Brady brought us a shiny new Super Bowl Trophy! Yes, I heard we are now known as Title Town and CHAMPA!! How cool is this!

Ellen and I drove through Tampa on Friday (before the Super Bowl). While we were downtown, we noticed all of the new construction. Our downtown is getting Super busy.

We also saw all the excitement of the Super Bowl festivities. Everyone seemed to be having a good time. (Even the KC fans were still happy!)

Our community, the whole Tampa Bay area, shined for the whole nation to see. Now it seems like the whole nation knows about our community because houses are renting and selling as soon as they hit the market. My friend Melody a top realtor here in Pinellas county said Tom Brady has more super bowl wins then there are listings for sale in Pinellas.

She has a point. We here in our area are going crazy with houses. As soon as one comes available for sale or rent, it gets snagged up.

We just put a property up for sale in Clearwater and it went to contract in less than 3 days. (we weren't even finished with the rehab). If I had 10 of these I could sell all 10.

Which brings me to our Zoom meeting this coming Tuesday. Yes it's that time again. Time for us to get together and figure out how to acquire some houses so we can make some money.

I was able to get my friend "The Yellow Letter Lady", Christy King to hang out and speak to us about what kind of mailers get opened and get the BEST responses. She will teach us:
Who to mail to and where you should get your mailing lists.

How are you all holding up during this pandemic?

Is your real estate working for you? Or, are you working? As for me I just asked Ellen what I can do to help her and that's when it hit me.

Let's get the 'band" back together. I remember those immortal words from 1979 and a movie I saw. Except in our case "let's get the real estate group back together!"

Yes, Wealth Builders REEA, took June off. While everyone was reopening, your REEA was moving out of our office building. We were supposed to move out August 31st but since the pandemic we all decided it was prudent to move out the end of June. For those of you who may not know but after 30 years we have decided to change locations. We sold the complex last August and as part of the deal we were able to stay as long as we needed. Yes, we were all melancholy about the move but in the long run this is a great move for all of us.

So now you may be asking “How can we get the “get the real estate group back together!"

Let’s start on Tuesday July 21st with a ZOOM call. We have a new attorney we are working with that I want to introduce you all too. David Miller Esq. David’s firm is in the know regarding Real Estate Transactions. Everything from Closings, Evictions & Foreclosures. They specialize in all aspects of Real Estate Investing and we are looking forward to hearing what he has to share with us.

David's focus on the 19th, will be Foreclosures, and trusts. Between the political climate and COVID we all need to be prepared to find and acquire foreclosures as well as how to take title of properties so we can make money in the upcoming months.

Save The Date Tuesday July 21st David will start at 7pm, but Ellen will open ZOOM at 6:30 for any of you that would like to log on early for some ZOOM NETWORKING!
