An extra $100 a month sounds like nothing. Here’s what it actually does.

On a $350,000 loan at 6.5%, rounding your payment up by $100 pays the house off 3 and a half years early and saves roughly $62,000 in interest. One extra payment a year — just one — cuts almost 6 years and about $98,000.

Same loan. Same house. Same rate. The only difference is the habit.
