While the collapse of three major banks is set to impact lending practices in the near term, it may also negatively impact the Manhattan office market.

Banks that have either closed their doors or are currently facing distress include Credit Suisse, First Republic Bank, Signature Bank, and Silicon Valley Bank. Together, these troubled banks occupy about 2 million square feet of office space in Manhattan.

If the banks get rid of existing liabilities, this typically results in office space being listed on the sublease market.

The Greensboro-High Point metropolitan statistical area has seen the largest gain in employment in North Carolina, while employment growth in other tertiary markets, such as Burlington and Asheville, has been tepid.

Almost 10,000 new jobs were added in January 2023 — up 3,000 or so jobs from the BLS’ last report. Greensboro-High Point continues to be a focus of manufacturers and logistics operations due to its labor pool. One of the most significant announcements was Toyota's selection of the Greensboro area for the site of its first North American factory to build batteries for electric vehicles. That $1.29 billion plant is expected to be operational in 2025.
