Received a cold call from a national mortgage lender that you see on TV all the time. I decided to humor them...
First they tried to sell me on $9,000!! in fees to lower my rate from 3% to 2.5% (unbelievable doesn't describe how ridiculous that is). Then when I shot that down, they pivoted to try and to sell me a 5 year ARM (adjustable rate mortgage) taking my current fixed/never going to change rate from 3% to 2.75%, which is even more ridiculous to take a certain and already extremely low rate and make it variable in 5 years when rates now are as low as they've ever been and have no where to go but up.
If you want honest, sound advice that isn't focused on making a commission, but rather on what's best for you the customer, it's best to use experienced and local referral based lenders who make their living taking care of people within their local community instead of nameless/faceless call center script readers trying to meet a quota. With everything very crazy in the world, mortgages are no different, we've seen historical low rates 2 weeks ago, that have seemed to vanish nearly overnight. If you got in on the low rates, congratulations, but if you didn't quite make, there will almost surely be another opportunity in the very near future but you should prepare now and get the proper information. Please don't make short term decisions or get talked into the wrong refinance at this time by the wrong lender.
