Collision is when you hit something. Comprehensive is when something happens to you.

Deer, hail, a tree limb, theft, a rock through the windshield, flood — that's comprehensive. Another car, a guardrail, a mailbox — that's collision.

That means there's no "one free bite." If your dog bites someone who was lawfully on your property and didn't provoke it, you're liable — first incident included.

Homeowners insurance generally covers it under personal liability. Generally. Breed exclusions, prior-incident exclusions, and liability limits all come into play, and plenty of owners don't know which of those apply to them.

Those are two different lists.

The state requires less than most people assume. Your clients, GCs, and the municipalities pulling your permits require considerably more — and they'll ask for proof before you set foot on the job.

That's true right up until you read the master policy.

Most master policies stop at the studs — meaning your cabinets, flooring, fixtures, and improvements are yours to insure. And when the association takes a big loss, it can assess every unit owner for the shortfall. Loss assessment coverage is what pays that bill instead of you.

The driver who hits you decides how much protection you have. Unless you bought UM/UIM.

Uninsured and underinsured motorist coverage pays when the at-fault driver has no insurance, or carries a minimum limit that doesn't come close to covering serious injuries. In Michigan it's optional — which is exactly why so many people don't have it, and don't know it.

It's typically one of the least expensive things on the policy and one of the most important.
