Market Update with Josh: 9/30/26
Two weeks ago we were staring at seven and a quarter. The Fed met. They raised a quarter. The payment went the wrong way.

Mortgage News Daily national averages. Not a quote. Wednesday the 30-year printed 7.60%. First time at that level since November 2023. Thursday evening the index was 7.54. 15-year 7.18 | FHA 7.15 | VA 7.17 | Jumbo 7.66 | 7/6 ARM 6.87

August and September were not a dead market on inquiries. They were a dead market on affordable payments. Four files funded. The rest sat on price and rate.

Sales prices are starting to adjust a little. We need a lot more of that. Don’t wait on a miracle cut. Match the house to the paycheck. Next Wednesday on Products and Coffee we talk about that.

30-yr 6.81% | 15-yr 6.35% | 5/1 ARM 6.33%

Sellers are adjusting. July cancellations 14%. Fannie sees rates staying elevated into 2027.

The Fed is watching the data. So should you.
