30-year fixed sitting at 6.76%.
15-year and FHA/VA hovering around 6.30%.

Rates ticked up slightly this week, but buyers still have opportunities.

Manufactured & Mobile Homes — what you actually need to know 🏠

As the self-proclaimed Mobile Home King, I’ve helped hundreds of families get into single and double-wides with little to no money out of pocket.

We’ve even structured gift-of-equity deals that can cover closing costs, down payment, and sometimes even pay off debt so buyers can qualify.

All Core 4 products (Conventional, FHA, VA, USDA) + Non-QM finance manufactured homes when they meet the guidelines.

Key requirements:

• Double-wides need to be 20 ft wide+ & 600sf+
• Single-wides need to be 12 ft wide+ & 400sf+
• Built after mid-1976
• DMV title retired (we can handle it at closing)
• Ideally moved only once (unless Non-QM)

Extra inspections (well, septic, termite, foundation, surveys) may apply — knowing this upfront makes the process way smoother.
