📰 Nationally, NAR reported pending home sales up 3.3% in November vs October and up 2.6% vs last November—a sign more buyers are writing offers again. ✍️

🏡 But real estate is hyper-local. In Lake Havasu: 120 pendings in Nov 2025, 141 in Oct 2025, and 98 in Nov 2024. So locally we’re up versus last year, even though we were down from October—a good example of how local markets can move differently than national trends.

📉 One more takeaway: we saw a 5–7 day dip in rates in October, and even a small dip can bring buyers off the sidelines quickly when that window opens. 🪟

🔀 ADU or Casita? They’re not the same thing — especially here in Lake Havasu.

🏘️ A Casita might look like a small guest house, but if it doesn’t have a full kitchen — no stove, oven, or built-in range — it’s officially considered “Not for Occupancy.”

🍳 Add permanent cooking provisions, and you’ve just turned it into an Accessory Dwelling Unit (ADU) — a self-contained living space that’s regulated differently under city code.

💰 ADUs can offer flexibility for families — or even serve as a way to create an additional income stream to help offset rising living costs.

🚨 There’s talk about a possible 50-year mortgage! 🚨

Here’s some math:
💰 $500,000 loan @ 6.25%
➡️ 30-Year Term: $3,078/mo
➡️ 50-Year Term: $2,724/mo
💵 Monthly savings: $354

⚖️ That sounds great — but over 10 years, the longer term adds roughly $15,000 more interest and builds equity much slower.

🚗 Just like how car loans stretched from 48 to 84 months, housing discussions are exploring similar ideas to lower payments — but it’s all about tradeoffs.

✅ Pros: Lower monthly payment, easier qualification
⚠️ Cons: Slower equity growth, higher long-term cost
This is just talk for now, but it’s an interesting sign of how affordability challenges are shaping the conversation.

🪓 The Fed cut rates last week — but mortgage rates went up! 🏡📈

Here’s why:
🎙️ Powell’s press conference reminded markets that another cut in December is “not a foregone conclusion — far from it.”

🛑 Add in the ongoing government shutdown (which means no key inflation or jobs data before the next meeting), and it’s no surprise the bond market — and mortgage rates — moved in the wrong direction.

✅ Bottom line: a Fed cut doesn’t always equal lower mortgage rates.
