PSA: Please, for anyone struggling with getting equity out of their home, don't ever entertain this new "scam". Commonly known as an "HEA" or Home Equity Agreement. The offer is that you can get cash out of your home without making a payment or costing you interest. It is not regulated and you will give up somewhere between 25%-40% of your remaining equity. I would call that interest!

Please make sure no one you care about ever does this.

Rates! "They are up", "They are down"

About a month ago rates "went down". The media decided to jump on the topic and now everyone thinks they are "down". That lasted about a week and then the rates started climbing again. I guess the media just needed to fill some space on air. Even when the rates go down, they don't move much, maybe .25%.

Bottom line is that you should not be relying on the media to tell you where rates are. I've been doing this for 27 years now and you can call me anytime to discuss at 909-241-0890.

Rates should not always be the focus anyway. Should a rate decide when to buy your dream home if you find it? Nope. What if you can save hundreds of dollars per month but your friend, neighbor or uncle tell you that rates are too high? Did you know if you just added a few hundred $ of that savings you get by refinancing that you could eliminate tons of interest and shave years off of your mortgage which is an absolute interest killer! Wouldn't you rather discuss that with a professional so you can decide with common sense as to whether to pull the trigger on a debt consolidation or home improvement loan?

If you have more than $20k in revolving or unsecured debt, it really doesn't matter what your current interest rate is on your mortgage. Normally, those other debts are extremely high interest accounts with short terms. The average credit card right now is 23%. That is average! So imagine with the high end is. In addition, if you don't have 6 months in reserves in your account, you should consider how to make that happen.

The average homeowner refinances every 3.5 years.
The average homeowner sells their home after 7 years.
The average homeowner does not qualify for a HELOC or 2nd Mortgage. (we do these as well)

So do yourself a favor and give me a call. Don't be stubborn and say, "but my interest rate is 2-3% and I don't want to lose that". What if you are not planning on having that loan for 30 years? Then what does that look like? I promise, if it makes sense to keep your current loan, I will tell you just that.

The point of this post is that if you are a home owner and are struggling to pay your bills, give me a call and I go over all of your options with you. Doesn't hurt to make sure you are doing everything you can during these high interest rate times.
