Well, that didn't last long. CalHFA Dream For All 20% down payment assistance will be fully committed in the next few days. There was $300M allocated to the program. Any buyer looking to take advantage will need to be in contract and rate locked by Monday 4/10.

If there is one certainty in life, its that your RENT is going UP. That’s why the 30 year mortgage is the greatest hedge against inflation of all time. Mortgages secure a FIXED payment that will NEVER go up, and through refinancing your payment will actually go DOWN. Anyone buying a home in this interest rate environment should expect many opportunities for refinancing over time, further reducing your fixed payment while rents on the other hand will continue to go up.

20% down payment assistance loan at 0% interest

You can REFINANCE the 1st mortgage into a lower rate ONE time without having to pay off the down payment assistance loan

Repayment is not required until the loan is refinanced (2nd refinance) or the house is sold

CalHFA will receive 15%-20% of the appreciation when the home is sold or loan refinanced, the % depending on borrowers’ income (above or below 80% of AMI)
