So El Nino just gave Southern California its first preview!
Are you ready? Last week we talked about getting rid of the pine needles and leaves from your roof and rain gutters, lets get on the ground, get the soil sloped around your foundation to allow the water to drain. A good rule is slope out and away approximately four feet, an inch for every foot so the drop should be a 4-inch drop.

Realtors, this is for you!
New appraisal reports coming November 2nd.
New reports will be up to 35 pages. What this means?
Current appraisals are motivated by appraiser opinion; the new appraisals will primarily be data driven.
New information on those appraisals will include a whole new compilation of information, such as;
Does it have an ADU? When was that ADU built? What was the cost of that ADU? Is ADU permitted?
Does primary property and/or ADU have solar? Is the solar power leased, financed or paid for?
These are just a few examples of the many changes, so Realtors you better have that information, and be prepared to provide it to the appraiser.
For now, this is just limited to Conventional loans, VA and FHA are not on board yet, but that’s coming, so be ready!
