We have another Florida home insurance option to put to work.

Greene & Associates Insurance is now appointed with Mangrove Property Insurance Company for eligible Florida homeowners risks. Mangrove was built specifically for Florida, works through independent agents, and currently holds a Demotech Financial Stability Rating of A, Exceptional, affirmed September 17, 2026.

One benefit we want military families to know about: Mangrove's current HO3 guide includes a 5% military/veteran discount on the non-catastrophe base rate.

Solar panels can affect a homeowners insurance review, but there is no single coverage answer or standard premium increase. Placement, ownership, replacement cost, roof details and the policy itself all matter.

Before installation, renewal or a new quote:

- Tell your agent or carrier about the system.
- Keep the purchase, lease or power-purchase agreement.
- Save permits, the final inspection, system specifications, roof records and utility interconnection paperwork.
- Ask in writing how the system will be classified and whether any limits or endorsements should change.

Greene & Associates Insurance now has a direct agency contract with GEICO.

Eligible Florida clients can ask our office to review GEICO options for personal auto, commercial auto, travel trailers, and personal umbrella coverage. This gives families and business owners access to a familiar national carrier while keeping the help of a local independent agency.

We remain independent, so we can review the GEICO quote alongside the other coverage and pricing options available through our office. No carrier fits every driver, household, trailer, or business. We are excited to announce that Greene & Associates Insurance is now directly appointed with Sypher Insurance Exchange.

Sypher is a Tampa-based admitted reciprocal homeowners carrier offering HO3 coverage for eligible Florida homes. Its addition gives our independent agents another company to consider when a client is buying a home, comparing a renewal, or looking for a better policy fit.

More competition in Florida's homeowners insurance market is good news. It gives consumers access to more options and gives independent agents another opportunity to find the right match for each property.

Every home still has to meet the carrier's underwriting guidelines, but we are glad to welcome Sypher to our lineup and look forward to working with their team.

Florida's property insurance market has had a rough few years, so better carrier results are worth noticing.

Universal reported a 91.6% net combined ratio for the second quarter, down from 97.8% a year earlier. The company said favorable claims and litigation trends helped the quarter. It separately pointed to more favorable reinsurance rates in its outlook.

Encouraging? Yes. A promise that every renewal will be cheaper? No.

If your renewal is coming up, have these ready:

- Current declarations page and renewal offer
- Roof records plus any wind mitigation or 4-point reports you already have
- Claim and repair details
- Changes in occupancy, renovations, square footage, or rental use

A clean file gives the agent and carrier time to review the actual property before the deadline.

Most of the Florida renewal pain we see is not random.

The easy answer is "insurance is crazy right now." Sometimes that is true. It is also not very useful.

When a client sends over a renewal they do not love, we try to split it into two questions:

1. Did something change on the account?
2. Did something change in the market around the account?

That split usually cuts the guessing in half. You can start looking at actual drivers instead of reacting to a number.

Before the renewal window gets tight, we would rather work from a clean packet than scramble at the deadline:

- Current declarations pages and any midterm endorsements
- Loss runs for the last 3 to 5 years, even if they are clean
- Updated rating information: payroll, sales, square footage, vehicles, units, whatever fits the account
- Any building, roof, plumbing, electrical, vehicle, staffing, tenant, or operational changes since the last renewal
- A short note on anything an underwriter should understand that is not obvious from the paperwork

That does not guarantee a better price. Nothing does.

But it gives you a cleaner read on why the number moved, whether shopping makes sense, and what an underwriter is actually going to care about.

If your renewal is coming up, start earlier than feels necessary. The last week is usually when everyone has the least leverage.
