Part-Time Handyman / Maintenance Tech – Rental Properties

We are looking to bring on a reliable, experienced part-time handyman to assist with ongoing maintenance and small projects across our portfolio.

We own and manage approximately 40 rental properties in the Lake Charles area, along with 600 self-storage units that occasionally require light maintenance. We also complete a few renovation projects each month on new acquisitions (rentals and occasional flips).

All work is for our own properties we own only. We do not work for homeowners or outside clients.

This role is ideal for someone who is well-rounded across multiple trades, already has a full-time job, and is looking for evening and weekend work or flexible supplemental income.

Key Requirements:

-Experienced, well-rounded handyman (electrical, plumbing, general maintenance)

-Extremely reliable and shows up when scheduled

-Strong communication skills (text and phone)

-Reliable transportation

-Own tools required to perform typical handyman tasks

-Ability to work independently and troubleshoot basic issues without constant requests from ownership.

-Availability primarily evenings and/or weekends (after hours)

Typical Tasks Include:

-Basic Electrical: Installing ceiling fans, light fixtures, switches, and outlets

-Basic Plumbing: (leaks, drains, fixture installs, occasional water heater swaps)

-Light drywall repair and touch-up painting

-Tenant turnovers (trash-outs, dump runs, basic cleanup)

-Minor maintenance at self-storage facilities

*Anything that involves advanced troubleshooting or non-routine repairs will be sent directly to our licensed trades and subcontractors. We are looking for someone to handle the simple-to-moderate tasks, not specialty or high-risk work.

Pay Structure:

-Pay can be hourly or per job, depending on scope and time involved

-$30+ per hour or $250+ per day, depending on experience and scope of work.

-Call-out fees or minimums are acceptable for small maintenance items and expected.

*This is a strictly part-time role. Hours are not guaranteed and will fluctuate week to week depending on current projects and maintenance needs. We are looking for someone dependable who wants additional work on top of their current job.
