Here is the obstacle most buyers don't see coming: The Paperwork.

To use gift funds, the lender is required to source the money. This often means asking your generous family member for a 30-day transaction history of their bank account.

Many parents are private about their finances. Being asked for their bank statements at the last minute can feel intrusive.

The Plan:
1️⃣ Tell your donor now that a "Gift Letter" and bank statement will be required.
2️⃣ Explain that it is standard protocol to prevent fraud.
3️⃣ Set the expectation early so there are no surprises during closing week.
