A lot of well-qualified homeowners are paying 7% right now, even with strong income and serious equity. That never sat right with us.
So we went looking, and we found a great way for those clients to get some relief from high rates and high payments: an equity line of credit in first position, interest-only, priced as low as Prime minus 2.0%. With Prime at 7.00% as of 10/14/2026, that's 5.0% APR* for full-doc borrowers at 70% loan-to-value or less.
We'll be honest about the tradeoffs. The rate is variable and tied to Prime, which moves with the Fed. There are costs to open the line. It's not for everyone.
But if you can absorb that risk, it's one of the best options we've seen in a long time. If you're curious whether it fits you, call us at 949-502-0775 or reach out to your Qualified Home Loans loan officer, and we'll walk you through it.
*Home equity line of credit secured by a first lien. Variable rate: the APR is based on the Prime Rate as published in the Wall Street Journal minus 2.00%; 5.0% APR as of October 14, 2026 (Prime 7.00%). 5.0% APR applies at or below 70% LTV; higher LTVs carry higher rates. The APR may increase when Prime rises. Maximum APR: 18%. Minimum (floor) APR: the lower of the starting rate or 6.0%, so at today's pricing the rate won't fall below where it starts. Fees to open: 1% lender fee, $1,495 admin fee, and 1%–2% broker fees, depending on line amount. Early-closure fee: None. 10-yr interest-only draw, then 20-yr repayment; payments increase. Subject to credit approval; not all applicants qualify. Qualified Home Loans NMLS 884457, CA DRE 01910455. Equal Housing Opportunity.
