Orange County Market Report - Week ending May 31st, 2026

Orange County housing activity picked up after Memorial Day, with New Listings jumping to 558 (+56 week-over-week).

It's likely many sellers waited until after the holiday weekend to bring their homes to market, which always results in a noticeable bump in fresh inventory.

While Active Under Contract (-15) and Pending Sales (-13) were slightly lower than the prior week, the declines were modest and don't suggest any major shift in buyer demand. In fact, mortgage rates moved lower for the second consecutive week, which continues to improve affordability and buyer confidence.

On the economic front, next week's calendar is heavily focused on Federal Reserve speakers and employment data, including key labor market reports. If economic data remains stable, rates could continue to gradually ease. As always, unexpected geopolitical developments could quickly influence bond markets and mortgage rates.

Orange County Market Report - Week ending May 24th, 2026

New Listings Were Down! BUT….. if you have read my posts year over year, you would know that anytime we have a Holiday weekend, people wait a week to put their homes on the market. And guess what… Next week, we will recapture those lost listings, and you will see an even higher-than-normal number.

That's why knowing the data is so fun. It helps us know when to list a property, which is just as important as how to price it.

The good news from the data is that buyers were still out there buying. To see under contract and pending homes increase with the higher rates we've seen in the last month is a great sign of resilient buyers.

What will be interesting is the Garden Grove chemical emergency. I am sure there were some properties that were going to be listed, which will now be postponed. And even some sales were delayed because of the evacuation. I looked up the data today just in that city, and 15 homes were put on hold, so next week's data will show those as back on the market, if this gets resolved, which again, is a reason to know the data, and what's going on in the community that can affect it.

We have a lot of Fed speakers this week, and not much inflation data. We have some employment data, and my thought is if that comes in bad, along with news of a war resolution, rates may have a decent week.

Just Closed!

“One man’s trash is another man’s treasure” might be cliché… but sometimes it’s true.

While most people saw a fixer, this buyer saw opportunity, vision, and a place to build their future.

That’s what made this off-market Dana Point purchase so fun; this home was never meant to be a flip or an investment play. It was meant to become theirs.

The right buyer doesn’t always need perfection. Sometimes they just need good bones, the right location, and the vision to create something special.

Orange County Market Report - Week ending May 17th, 2026

Ewwwwwwww. Rates had an ugly week! And you can see it in the data.

Fewer homes went under contract and pending, and new listings were up. My belief is this is where the market gets soft for the next few months. We have Memorial Day weekend coming up, followed by many high school and college graduations, and then, generally, family vacations start, and all these distractions lower overall demand.

If you have a unique home or a completely dialed-in home, you are still looking good. But standard tract homes, condos, and townhomes will feel the lack of demand, and the higher interest rates we just saw this past week won't help.

Here's the twist. We saw the chaos from January to March of low interest rates. Bidding wars with 10+ offers on homes. So if you are a buyer and find the "home of your dreams", don't second-guess rates or softness, if you can afford it now. We will see lower rates in the future (though there is a chance that if this war drags on, and the inflation numbers remain elevated, we will get a rate hike soon), but when they do start cutting again, you will be duking it out with many others, and wish you had pulled the trigger when you had the chance.

Next week, we will get some clarity from the FOMC minutes. We will get more inflation news and existing home numbers.

Sellers will have to start really pricing their homes correctly, or be patient and wait for that perfect buyer.

Buyers will have more negotiating power for the next few months until inventory peaks for the year.

Some sales are just transactions.

This wasn’t one of them.

The home belonged to someone who meant a lot to me: a former teacher from my high school and the father of close friends.

A little over a year ago, I was talking to a friend about my e-book "Aging With Dignity". It led us to talk through a difficult season in life. One we will all go through. He and his family were trying to make the best financial and family decisions possible while caring for their father.

The easy route would have been to sell the home right away.

But after walking through everything together, we realized they didn’t have to.

So instead, we created a plan:

* Keep the home
* Care for their father without financial pressure
* Preserve the long-term value and tax advantages

When he passed, we shifted gears.

Rather than accept investor offers in the $760K–$800K range, we committed to doing the work ourselves. We remodeled the home thoughtfully, brought it back to life, and timed the market carefully.

We listed at $999,800.

Within 24 hours, we accepted an all-cash offer at $1,050,000 with a 10-day close. This broke all the neighborhood records for this model.

After everything, the family walked away with roughly $130K–$165K more than they would have by selling early, and with the step-up in basis, they could sell it tax-free.

But honestly, the money wasn’t the most important part.

They were able to care for their dad properly. They honored him through this process. And the next person gets to enjoy a home that was truly brought back to life.
