VA Tip of the Day
One of the biggest misconceptions surrounding VA home loans is the belief that VA appraisals are “harder” or that Veterans should avoid homes because of the appraisal process.
The truth is much simpler.
VA appraisals are designed to protect the Veteran by helping ensure the home meets basic safety, sanitation, and structural standards outlined in the VA Lender Handbook (VA 26-7, Chapter 12). These are not luxury standards...they are minimum property requirements intended to help Veterans purchase homes that are safe, sound, and sanitary.
Here are several key VA Minimum Property Requirements every buyer and real estate professional should understand:
• The property must primarily be residential
• The home must have adequate living, sleeping, kitchen, and bathroom areas
• Electrical and plumbing systems must be safe and functional
• The heating system must adequately heat the home
• Safe water and proper sewage disposal are required
• The roof should have reasonable remaining economic life
• Crawl spaces and basements should be dry, vented, and accessible
• The property must have safe street access
• The home cannot have health or safety hazards
• Major structural or sanitation defects must be addressed
• Proper drainage away from the home is required
• There can be no active termites, dry rot, or fungus damage
• Chipped or peeling lead-based paint on pre-1978 homes must be corrected
💡 One important thing to remember:
Many of these issues can often be identified before the appraisal even takes place. A knowledgeable lender and experienced real estate team can help Veterans navigate potential concerns early, avoid unnecessary stress, and create a smoother path to homeownership.
And perhaps most importantly…
There is no such thing as a “VA Inspector.”
