🏠Freddie Mac Manufactured Home Change
Effective September 2, 2026

This is a BIG change for manufactured home financing!

Freddie Mac now permits conventional mortgages on manufactured homes that have been moved from a previous site, as long as certain requirements are met:

• The home must be inspected for structural integrity by a licensed professional engineer or an appropriate local, state, or federal authority.

Bottom line: As of 09/02/2026, Freddie Mac allows a previously installed manufactured home that has been moved from another site, subject to these requirements.

📌 Freddie Mac Guide: Section 5703.2

We’ll see if our lenders are allowing this change yet. I’m checking with them now, and I’ll let you know what I find out.

For VA loans, we’ve already been able to do two moves on a manufactured home, with the required engineering certification.

Now, with this Freddie Mac change, we may also be able to do a Freddie Mac conventional loan with two moves...on a manufactured home. It does require the engineering certification, but this is HUGE because it potentially gives us another option Freddie Mac conventional financing option for manufactured homes that have been moved twice!

I’ll confirm how our lenders are handling this and keep you posted!

VA Loan Guideline Update for Collection Accounts

A recent update to VA guidance may help some Veterans who have collection accounts on their credit report qualify for a home loan.

For certain -non-medical collection accounts, the monthly payment calculation may now be based on 5% of the balance divided by 12, rather than 5% of the balance being counted as the monthly debt.

For example:

- Collection balance: $5,000
- Previous calculation: $250 per month
- Updated calculation: approximately $21 per month

That difference could significantly improve a borrower’s debt-to-income ratio and purchasing power.

This update will not apply to every situation, and lender requirements may vary. However, if collections previously prevented you from qualifying for a VA loan
-or reduced the amount you could afford
-it may be worthwhile to have your scenario reviewed again.

VA Tip of the Day

One of the biggest misconceptions surrounding VA home loans is the belief that VA appraisals are “harder” or that Veterans should avoid homes because of the appraisal process.

The truth is much simpler.

VA appraisals are designed to protect the Veteran by helping ensure the home meets basic safety, sanitation, and structural standards outlined in the VA Lender Handbook (VA 26-7, Chapter 12). These are not luxury standards...they are minimum property requirements intended to help Veterans purchase homes that are safe, sound, and sanitary.

Here are several key VA Minimum Property Requirements every buyer and real estate professional should understand:

• The property must primarily be residential
• The home must have adequate living, sleeping, kitchen, and bathroom areas
• Electrical and plumbing systems must be safe and functional
• The heating system must adequately heat the home
• Safe water and proper sewage disposal are required
• The roof should have reasonable remaining economic life
• Crawl spaces and basements should be dry, vented, and accessible
• The property must have safe street access
• The home cannot have health or safety hazards
• Major structural or sanitation defects must be addressed
• Proper drainage away from the home is required
• There can be no active termites, dry rot, or fungus damage
• Chipped or peeling lead-based paint on pre-1978 homes must be corrected

💡 One important thing to remember:

Many of these issues can often be identified before the appraisal even takes place. A knowledgeable lender and experienced real estate team can help Veterans navigate potential concerns early, avoid unnecessary stress, and create a smoother path to homeownership.

And perhaps most importantly…

There is no such thing as a “VA Inspector.”

The VA appraisal is performed by a licensed appraiser whose responsibility is simply to ensure the home meets the VA’s minimum property requirements....standards created to help protect those who have served our country.

Veterans have earned this benefit through their service and sacrifice. They deserve education, guidance, and professionals who truly understand the VA loan process.

Have you ever been told “no” on a VA loan and felt like that was the final answer?

One of the most common myths I hear is, “You can only use your VA loan once.” That’s not true. The real question is do you still have entitlement or bonus entitlement left. In many cases, you can use your VA home loan benefit over and over again if you qualify.

Another thing I see often is deals getting stuck on appraisal conditions like “subject to” repairs, paint touch ups, or even a reconsideration of value. That might sound like a deal breaker, but it usually isn’t. With the right strategy, these can often be worked through.

I’ve been helping families close on homes for over twelve years, and I’ve specialized in VA loans for the past four years. Too often, I see veterans told “no” without someone even pulling their Certificate of Eligibility or taking a deeper look.
