The loan with the smallest down payment is not automatically the best fit for every buyer.

When you compare mortgage options, look at the cash needed to close, the full monthly payment, mortgage insurance where applicable and how long you expect to keep the home. FHA, VA, USDA and conventional loans each have requirements and tradeoffs.

A loan officer can show you which options you may qualify for, then put the numbers side by side.

The August Acadiana report shows an average of 70 days on market until sale, compared with 68 days in August 2025.

That’s useful context, but it isn’t a countdown for any particular home. Location, price, condition and how a home is presented can all affect its timeline. Buyers and sellers should look at comparable homes in the area they’re actually considering.

A seller concession is money the seller agrees to contribute toward certain buyer closing costs, subject to the loan program’s limits and the terms of the deal.

That does not mean every seller will agree, or that it makes every offer the right one. It does mean buyers should understand the option before deciding how to write an offer. Ask your agent and loan officer to run the numbers together.

That new car payment might fit your budget, but it can also affect the numbers used for your mortgage approval.

If you’re planning to buy a home soon, talk with your loan officer before taking on new debt. The same goes for furniture financing or a new credit card while your loan is in progress. It’s much easier to check first than to untangle a change right before closing.
