What do you do in the real estate world? Home Inspector

How long have you been in the industry? Started the business in 2022

How did you end up working in this industry? My background education was technical, mixed with 30 years of manufacturing experience. It became time to move into something new, still utilizing my skillsets and interests, but serving customers in my surrounding community. My wife did spend some time as a real estate agent, after serving in the navy for 20 years. As an agent, she would work with home inspectors and encouraged me that it would be something I would do well with if I was ready to step away from my long run in manufacturing. I was ready and have really enjoyed the change.

What do you enjoy most about helping people buy or sell property? Most often I work with buyers interested in buying a property, a home. I enjoy helping them see details about the property that can help them make a more informed decision. This is usually a client’s largest purchase, I want to help them understand better and reduce potential for unexpected things to show up after they move into their home. I tell them, I look at findings from an inspection as a ‘can do’ situation….I know there is a seller that wants to sell….I know there is a buyer that wants to buy. I usually spend much less time with my clients than a real estate agent, but I enjoy that the time we talk is talking about important aspects of their purchase and how it can help them move forward with their agent with less stress. Buying a home is stressful no matter what, but if a buyer can work with people that help bring that stress down, it’s better for everyone. I most enjoy first time home buyers, helping them understand things about their home, things they need to maintain and just better understand their home.

Best piece of advice for someone buying their first property? I really believe great advice when you are buying a property is to hire a home inspector. More than that though, spend a little time talking with people you are going to work with for your home purchase. Before you commit, be comfortable with your agent and your home inspector. The skillsets of an inspector, tools used, report writing skills are all important, but more importantly if you can find an inspector with good people skills along with the rest, it is very valuable. There are a lot of dynamics that go on sometimes with real estate transactions. An inspector is involved for a short time, often not aware of some of those dynamics like a real estate agent would be. An agent may be working for weeks or months with clients. You want an inspector that communicates well with clients, buyer’s agents, seller’s agents, sometimes the neighbors or other people involved.

Favorite local restaurant or coffee spot? While Cedar Lodge is my favorite place to eat in Rusk County, I do enjoy the number of choices. If we feel like Mexican food, some Chinese carry-out, or just a good Family Restaurant, we have them all nearby. A new one we are growing very fond of is Grumpy’s in Conrath. I really like that Grumpy’s has a full salad bar.

Favorite thing to do in our area when you’re not working? It is hard to have one favorite, but I usually always have something I like doing during all the seasons. I do enjoy hunting, fishing, spending time in and on the water on nice summer days. Riding some snowmobile trails in the winter is something I like to do also.

Fun fact about you that most people don’t know? The creative side of me enjoys chainsaw carving.

Name & Company: Miranda Hattamer - Chippewa Valley Real Estate. Brokerage is out of Eau Claire but I work directly out of Holcombe and service our local area.

What do you do in the real estate world? Buyer and Sellers Agent

How long have you been in the industry? In the Industry since August 2020 but licensed since February 2021

How did you end up working in this industry? Always had an interest in Real Estate, went to UW-Stout for Real Estate Property Management Degree, husband introduced me to a realtor he knew.

What do you enjoy most about helping people buy or sell property? The excitement they get when they buy their first home or buy their dream vacation home that they have been working hard to get. Seeing my buyers so happy to finally close! Seeing my sellers finally close and how excited they are to be moving forward and onto their next adventure!

Best piece of advice for someone buying their first property? Ask questions! See as many properties as you have an interest in. Photos are deceiving online, and you really don't know what you want until you walk through a few properties and experience it. Buying a home is a big commitment and an expensive one. You want to make sure you are happy with what you're getting and not feeling like you were pressured into buying a home or regretting your decision a year later. Make sure you work with the right agent!

Favorite local restaurant or coffee spot? I enjoy going to Sorelle when I have time in Ladysmith. Toad House is a cute place to stop as well in Ladysmith!

Favorite thing to do in our area when you’re not working? Summer time you'll catch me in a boat on the water, Fall I will be in a deer stand during Gun season or pulling boats out of the water and taking them to get winterized/shrink wrapped, Winter if I can get out I enjoy snowboarding and Spring time I like to finally get outdoors and walk my dog in the woods or take him for truck rides.

Fun fact about you that most people don’t know? I moved from California to Wisconsin to attend UW-Stout. Stout is a designated PolyTech University. There are roughly only 10 or so major institutions in the U.S. that specifically operate as polytechnic universities, focusing on hands-on, career-oriented STEM education rather than broad liberal arts. These schools emphasize practical, industry-based learning.

Name & Company: Sara Taylor Ladysmith Federal

What do you do in the real estate world? Mortgage Lender

How long have you been in the industry? I've worked at Ladysmith Federal for 22 years.

How did you end up working in this industry? I worked as a teller while in college. When I moved to Rusk County I got back into banking.

What do you enjoy most about helping people buy or sell property? Buying a home is one of the most significant moments in a person’s life. I appreciate the opportunity to guide borrowers through the process with clarity and confidence. From first-time homebuyers to families building a home, each loan and borrower is unique and special. Being able to provide solutions, answer questions and ultimately helping someone achieve the goal of homeownership is what makes this line of work meaningful for me.

Best piece of advice for someone buying their first property? Take time to understand the entire process before you start looking at homes. Work with someone local you know and can trust. Buy a home that fits comfortably within your budget … don’t forget to include taxes and insurance when calculating a monthly payment plan. Understand all of the closing costs when comparing lenders.

Favorite local restaurant or coffee spot? I enjoy mixing up my dining options locally and I like food so for lunch you might find me at La Casa Mexican, The Ladysmith Family Restaurant, Eastern Chinese or Subway. For dinner, we may head out to Cedar Lodge, J&S Supper Club or Inn Between.

Favorite thing to do in our area when you’re not working? When not working, I enjoy my down time at home taking walks outdoors.

Fun fact about you that most people don’t know? Most people probably don't know I love ice fishing in the winter.

🔒 Did You Know? There is Coverage for Forgery After Closing.

Most people think title insurance only protects against issues that happened before they purchased the property.

But what if someone records a forged deed, mortgage, or release after you close?

That’s where ALTA 49 – Forgery After Policy Date Endorsement comes in.

This endorsement provides coverage if a document affecting your title is forged and recorded after your policy date — something a standard title policy does not automatically cover.

With deed fraud and recording scams becoming more common, this added protection can bring real peace of mind.

💰 It traditionally costs less than $200 — a small price for added protection on one of your largest investments.

At Rusk County Abstract, we review each transaction carefully and can help determine when endorsements like ALTA 49 are appropriate.
