Many Buyers look at the top number and get payment shock but here is a real example just from today.

The buyer qualifies for The Community Advantage Program which requires No PMI and has a significant discount to the rate with only 3% down.

Then there is the tax savings of homeownership which are currently as high as they have been in a long time. Higher rates + State and Local Taxes write off increases.

When all is said and done, there is a much more palatable number for our client.
