How we helped a client who was turned down 4 times.

Good Morning Mike,

This is one of your loyal customers, so sorry I missed your call yesterday.

I really wanted to tell you “Thank You” as I listened to your voice mail message I really appreciate you and your Company Disney financial for all the hard work and tedious hours.

You guys put in to help solve the issues related to my loan approval.

As you know I was turned down 4 times before I came to you and you found a way to move those roadblocks.

As you know, I have been a loyal for the last 15 years. You have always been able to help me and my family when we went thru challenging times. You brought peace and confidence to turbulent times and a challenging process that lenders are known to have.

We Negotiate and You Save!
How we helped save over $100k for a client.

We recently received a referral from a local attorney about a client that had filed for BK about 10 years ago. The client was relieved of paying for a credit line monthly payments on the 2nd mortgage for 117k.

While this did remove the obligation to make the payment it did not stop the lender from leaving the lien in place for all of these years.

So we met with the client and determined that the only way to get this lien removed was to make an offer to the lender to remove this lien.

The negotiations were quickly started. The lender offered a payoff of 85k. This was quickly rejected by the client.

Next offer was for 70k
Next offer was for 50k
Next offer was for 39k
Next offer was for 25k
Next offer was for 17k
Next offer was for 15k….

Our client quickly accepted the offer for 15k and we sent a check to the lender.

It took about 3 weeks for the lender to release the lien.

So as you can see this project took about 9 weeks to get a successful solution for our client, The wait was well worth the effort. The original payoff was $117k and the final payment was for $15k. A total savings of $102k for the client.

How Disney Financial sorts through all the lenders to find the one "yes" the client needs

Another Great Story by Disney where the consumer wins!

I was referred to a client that wanted a non-owner property cash Out refinance.

You see, he had built a second rental home on one of his many properties.

This would increase his monthly rental income. Good Plan.

To get the job done he avoided a Construction loan and paid for the build out of his pocket.

He paid $180,000 to build the home.

So it would only be normal that he would request a refinance to get his investment back into his checking account, right?

Wrong, lenders do not like to give cash out on a refinance if you already have 5 or more mortgages. 99.5% of lenders say that they are not willing to grant this type of a loan.

Here is the rub... We found a lender that said they could do this loan. They issued a formal loan approval and the file moved toward loan docs...then we got a call from the lender and they said...Whoops!, we made a mistake. ..we have a new person working the file and this loan should have never been approved. To make amends the lender did reimburse the client for the appraisal.
Well, that was a real dilemma for the client and also a dilemma for Disney Financial. What do we do?

I got to work contacting Over 100 lenders and they all said...sorry, we cannot help you.

Then our hard work paid off. We found one lender that said we will do that for you on a nice 30 year. fixed rate loan that meets the client's goals.

I double checked and triple checked to make sure that this lender was not making the very same error that we just experienced.

LO and behold...the Disney Team was able to fund this loan and meet the client's goals.

All it takes is just one lender to say 'Yes" and another impossible mortgage gets funded.

See Disney Financial finds a solution when most would have declined

We received a call from one of the local business owners and he said, "you know Mike, I have been getting your signs of success for several years and I have even sent a few referrals to you over the years. You helped them when I thought there was no hope. Now it is time to ask you to help me."

"You see I got caught up in the recession and some Real Estate I owned was sent to short sale..." This was seven years ago.

I continued to gather information. The 1st and 2nd mortgage was at a balance of $483k.

The value of the home was at $495k.

Not too much equity to work with. Good income and scores in the low 700s...this would be declined at most lenders...but at Disney financial we were able to find a good solution for this client.Current payments for PITI (principle, interest, taxes, & insurance) was at $4,263.00 and the new payment after the refinance was $3,123.00.

Yes we saved our client a total of $1130.00 per month on the house payment.

We were able to help a client out of a difficult situation!

What's possible even after Bankruptcy

We received a referral from a local business owner and the problem to solve was one of his key employees was overextended and needed to file for bankruptcy. After looking over his situation I was not able to help him avoid filing a BK. However, I did counsel the client that after the Bk had been open for 12 months we could revisit the scenario and possibly offer a good solution.

Well here we are 12 months later and our team was able to offer a refi from his Bankruptcy filing. This key piece of advice meant that he was able to keep the equity in his home and avoid foreclosure. This was done at a time when values were rising. The borrower's equity in his home increased by $200,000. during the 1st 12 months of his BK and then he was able to refi out of the difficult situation into a 30 yr. fixed-rate at only 3.75% for a 30 yr. fixed rate.

We would love to share a short story with you about a recent refinance that we were able to assist with.

Our new client, Tom, was referred to us by the local Bank Manager.
You see the local bank manager was forced to turn this client away when they found out that he had been off of work for the last 4 years due to a disability. Tom is a truck driver and he had a torn ligament in his arm that prevented him from working.

So after a 4-year layoff, he was finally able to return to the same line of work.
He had been gainfully employed for the last 3 months and he had paystubs to prove it.

The local Bank Manager says... sorry, our rules state that you must be back to work for 1 year before we can consider giving you a refinance to the historically low rates that were being offered.
