You are this close to closing. Do not let one of these mistakes cost you your home.

5 Things to Avoid Before Closing

1. Opening new credit cards. New credit triggers a hard inquiry and changes your debt profile. Wait until after closing.

2. Financing large purchases. That new couch, car, or appliance can wait. Big purchases shift your debt-to-income ratio and could change what you qualify for.

3. Changing jobs without talking to your lender first. Employment stability matters to underwriting. A job change mid-process can pause or derail your loan.

4. Missing bill payments. Your credit is still being monitored right up to closing day. One late payment can cause real problems.

5. Moving large sums of money between accounts without documentation. Lenders need to source every dollar. Unexplained transfers raise red flags. Always document first.

You have worked too hard to get here. Protect it.

September is National Mortgage Professionals Month, and I could not let it pass without saying how grateful I am.

I do not take that lightly.

Mortgage Tip Monday

One of the things I love most about being a mortgage broker is simple. I do not work for a lender. I work for you!

Sometimes a loan starts strong. Everything looks great on paper. Then underwriting takes a closer look and decides they do not like something in the file. Maybe it is self-employment income. Maybe it is a unique property. Maybe it is how they interpret a specific guideline.

When that happens, I do not have to say “sorry, that is all I’ve got.”

I get to go back to work.

I can look at other lenders, other guidelines, other investors until I find the right fit. Not every lender sees a file the same way, and that is exactly why access to multiple lenders matters.

So when someone tells me “the bank said no,” I do not panic. A no from one lender is not always a no. Sometimes it is just a no from that lender.

I have moved loans. I have saved loans. I have found solutions when people were told there were not any. Not because I am magic, but because I have more options than any single bank ever will.

That is what it means to have a broker in your corner.
