💡 Homebuying Myth Busted: Yes, You Do Need Money to Buy a Home but Not as Much as You Think!

A lot of people hear “you need 20% down” and stop right there… but that’s not how modern home financing works.
Here’s the real breakdown👇

You do need money but usually not a crazy amount.
Even with low-down-payment programs, you’ll want to be prepared for:
✔️ Earnest Money Deposit (your “I’m serious” money)
✔️ Appraisal & Inspection Costs
✔️ Down Payment (often 0–5% depending on the loan)
✔️ Closing Costs (these can often be negotiated or covered creatively!)

“No money down” = literally zero money.
USDA and VA loans can offer $0 down, but you’ll still have small upfront costs.
The good news? They’re usually manageable especially with proper planning.

The key is preparation, not perfection.
Most buyers are shocked when they learn how little they actually need to get started. You don’t need $20k sitting in the bank you need a plan (Having a savings does help), a pre-approval, and the right loan officer in your corner.
