Your mortgage rate is doing more work than you think.
Here's the math nobody shows you: your 2020-era rate is a financial asset now.
Say your home is worth $400K and you owe $220K at 3%. That's $180K of equity.
Tapping it with a cash-out refi at today's rates? You'd replace your 3% with a rate roughly double that, on the whole balance.
Pulling the same money through a HELOC? Your first mortgage keeps its 3%, and a smaller second lien carries today's rate.
Same equity. Very different interest bill over the life of the loan.
And the market agrees: accessible equity just hit a record $13.2 trillion in Q2 2026, and about 88% of it belongs to homeowners with rates below today's market. That's why second liens are projected to hit $150-160 billion in originations this year while cash-out refis sit still.
People are renovating, consolidating, and investing without giving up their rate.
The trade-off is real: a HELOC is a second payment, rates on it can adjust, and your home is still the collateral. Only worth it if the numbers work.
