Not all ADUs are treated the same… and this part matters more than people think. ⚠️

And realtors should be asking this early.

Is the ADU permitted or non-permitted?

Because from an insurance standpoint… that changes everything.

A permitted ADU is typically easier to insure and properly value.

A non-permitted ADU can create:
-Coverage limitations
-Claim issues
-Or even denials in certain situations

This is where deals can get tricky if it’s not addressed upfront.

Why $100K Isn’t Enough

A lot of homeowners have $100,000 in liability coverage… and think they’re fine.

They’re not. ⚠️

And this is something realtors should be paying attention to.

If there’s a serious claim…

Medical bills, legal fees, settlements…
$100K goes fast.

That’s why increasing liability to $300K or $500K is one of the easiest ways to strengthen a policy 💡

And most of the time… it barely changes the premium. And when I mean barely, I’ve seen it change by about $20 on the overall yearly premium.

Please keep in mind, at the end of the day it’s up to the owner to feel confident, secure and educated on whichever policy they thinks is best for them 😊

It’s one of the simplest upgrades that makes a big difference.

What Personal Liability Actually Covers

Most homeowners think their insurance only covers the house… it doesn’t. 🏠

And this is something every realtor should be aware of.

There’s something called personal liability coverage.

This protects your client if they’re held responsible for injury or property damage…

both at the home and away from it.

So think:

- Someone slips and falls at the house
- A dog bite 🐕
- Or even something that happens outside the home

That’s where this coverage steps in.

And most people are underinsured without even realizing it.

Most people focus on getting builders risk… but they don’t think about what happens after.

And this is where gaps happen.

Builders risk is temporary.

It ends when construction is completed or the property becomes occupied.

At that point, you need to move into the right long-term coverage…

Whether that’s a homeowners policy, landlord policy, or something more specific to the investment.

If that transition isn’t handled correctly, you can end up with a gap right after the project is done.

And that’s a risk most people don’t see coming.

Vacancy + Construction Risk

If a property is vacant and under construction… your risk just went up.

And this is something realtors and investors should pay attention to.

Vacant properties already carry more risk…

Now add construction, materials, and multiple people coming in and out.
That combination changes everything.
Most standard policies aren’t designed for that phase.

So if something happens, this is where gaps can show up.
Builders risk is meant for this stage, but it has to be set up correctly.
