Well, at the beginning of the year, the majority of analysts with a focus on real estate gave the prediction that interest rates will rise up around 4.75% by the end of 2022 to combat inflation. The vast majority of those analysts also predicted the amount of competition in the real estate market and appreciation in homes will begin to decrease… These predictions are a fantastic example that past events do not necessarily repeat themselves and no one has a crystal ball for what the future holds.

It never ceases to amaze me how vastly different the Seattle real estate market is from the Eastside real estate market. Seattle has 4.4% more inventory than this time last year, whereas the Eastside has almost 30% less inventory than this time last year. This is where having a specific, down to the neighborhood, data-rich strategy, as well as a global marketing presence, and process works to net you the best possible price and terms on the sale of your home. 7.9% better than the average selling price, to be exact. :)

When you fully understand what's happening in a specific neighborhood and the Seller's motivation, it's not always the highest-priced offer that wins.
