A different type of real estate fraud is on the rise (it's always something!); however, considering I've had 2 recent suspicious dealings, I felt this was a worthy reminder. It's called "Seller Impersonation Fraud". In this scheme, fraudsters pose as the true owner, using fake identification along with stolen personal information like a Social Security number. Once I even saw a fake driver's license. These scums often want to communicate over WhatsApp, use free email accounts super easy to get such as .com, never want to meet in person, and need to sell right away. Their common targets are:
-Unemcombered Property (owned free and clear)
-Vacant Land
-Non-Owner Occupied (rentals, vacation homes, 2nd homes)
Unemcombered property is the one I hear about the most. I think it's because it easily targets the elderly, who often own their homes free and clear. Educate your loved ones, maybe even educate a neighbor who doesn't have family to watch out for them, etc.. Some activities to watch out for and/or what you can do:
-Someone walking around and taking pictures. It's ok to walk outside and ask what they are doing, even for a neighbor. My photographer gets asked all the time!
-Unusual snail mail suddenly shows up (from a title company, moving companies offering a quote, etc.)
-Unusual foot traffic or drive by traffic appearing to check out your house
-Claim your home on Zillow
-Check the status of your home on Zillow from time to time. There are local stories of owners going on Zillow & finding their home listed for sale by owner.
