Sage Investment Group | 2025 Year in Review

As we close out 2025, we’re proud to reflect on a year defined by growth, impact, and momentum. This year marked meaningful expansion of our portfolio, increased visibility on a national stage, and continued investment in the communities we serve.

Acquisitions in 2025 included four properties across Washington: Fern & Juniper in Kirkland, Scout in Everett, Tide & Timber in Fife, and Mountlake Terrace.

In 2025, six new properties opened for lease across multiple markets, including Bloom in Houston, Bellevue Ridge in Bellevue, The Varsity in Centralia, The Ainsley in Dallas, Thea Apartments in Tacoma, and Pinnacle Point Apartments in Tacoma.

Throughout the year, Sage acquired four properties and brought six new communities to market. We completed two large-scale murals, hosted the Tacoma Children’s Business Fair, and proudly supported local events like the Hosmer Trunk or Treat. Our growth was recognized nationally with a #338 ranking on the Inc. 5000 Fastest Growing Companies list, along with a #8 ranking among Puget Sound Business Journal’s Fastest Growing Private Companies.

Leadership and thought leadership remained a focus. Emily was featured on FOX13 for the Bellevue property and named a finalist for Female Executive of the Year. Ryan spoke at national conferences including the IMN Conversion Conference in New York City and the Alternative Asset Summit in Arizona, and was featured on podcasts including Real Estate Hustlers and Global Investors Podcast. Sage also hosted an investor networking event at the Woodmark Hotel and participated in CEO Forum with WaFd Bank.

Sage Investment Group was featured in top national and regional outlets including CNN, Yahoo Finance, Axios, The Real Deal, Puget Sound Business Journal, Denverite, and FOX13, alongside dozens of respected business and broadcast publications.

We’re incredibly grateful to our team, partners, investors, and communities for making 2025 such a success. Here’s to continued growth and even bigger opportunities ahead in 2026. 🥂

Property Spotlight: Pinnacle Point is our second property in Fife, WA. Exceeding expectations with faster lease-up, stronger rents, and higher appraised value than projected. Located near the Port of Tacoma on the Pacific highway. Reducing crime and improving the surrounding areas. The property now operates at 100% occupancy with NOI above plan—underscoring the strength of our hotel-to-housing model. We can’t wait to share the next property spotlight.

We are grateful for the opportunity to highlight The Charlie Apartments, our adaptive reuse project converting former motels on Sugar Creek into much-needed housing.

As our first project in Charlotte, The Charlie Apartments will feature modern, studio-style units with rent ranging from $1,070 to $1,299 per month.

We believe this project offers a creative and sustainable solution to help address the US housing shortage, providing new homes for the workforce community. We look forward to sharing more details as this project comes to a close!

We’re excited to announce our second Washington acquisition this month: Scout at Silver Lake, a 122-unit property in Everett, WA.

Acquired off-market for $9.49M with a $7.44M remodel budget, the project is expected to deliver strong returns with an 8.22% Yield on Cost and a 21.1% IRR to our partners.

Located in the Silver Lake/Port Gardner area, Scout at Silver Lake offers convenient access to major employers like Boeing and Providence, while providing a more affordable alternative to downtown living. The community will feature Scandinavian-inspired design, outdoor gathering spaces, and thoughtfully crafted interiors.

This acquisition reflects Sage’s mission to reimagine underutilized properties into vibrant, attainable housing communities.
