We provided a same-day pre-approval and got this file to Clear to Close in just 11 days in Lake County/ Saginaw, Texas.

✅ U.S. nonfarm payrolls rose 130,000 in January, above expectations.

✅ Unemployment rate declined to 4.3 percent and wages increased 0.4 percent month over month.

✅ Annual payrolls were revised down by roughly 862,000 jobs for the year ending March 2025.

✅ December retail sales were flat, with eight of thirteen categories posting declines.

✅ Weak retail data pushed the 10-year Treasury yield lower into the low 4 percent range.

✅ Markets are currently pricing in at least two Federal Reserve rate cuts this year, with CPI and Jobless Claims data ahead.

📣The labor market looks stable, spending is cooling, and markets expect lower rates ahead. If inflation cooperates, borrowing conditions will continue to see improvement.
