She dreamed of owning her first home but was nervous about how much money she’d need to bring to the table. Between the down payment, closing costs, and moving expenses—it felt overwhelming.

🏡✨ VA Loan Myth Busted: You Can Have More Than One!

Last week, I had the honor of helping my veteran clients with something he thought wasn’t even possible…

They already had a VA loan on their current home. Which some may think will mean that they can't get a second VA loan.

Here’s the truth: the VA loan benefit isn’t “one and done.” Veterans have something called entitlement, and depending on how much is tied up in their first property, they may still have enough left over to purchase another home using VA financing.

In this case, the client wanted to have the new house first before selling their current. Gratefully, we were able to keep that property, secure a second VA loan, and help them purchase their next home—still with all the amazing VA benefits (no down payment, competitive rates, and no PMI).

So if you’re a veteran and you’ve been told you can only use your VA benefit once… know that’s not the case. The VA loan is one of the most powerful tools available, and understanding how entitlement works can open more doors than you realize.

To all my veterans: You’ve earned this benefit. Don’t let myths stop you from using it to build wealth and secure the home you deserve.

While the Fed’s benchmark rate isn’t the same as mortgage rates, and doesn’t directly control them, it often influences where mortgage rates head next. Typically after the initial cut the rates can bounce UP not down (so don't be shocked!).

As a parent of two teenagers and as someone who has worked in the mortgage and financial realm for almost 20 years - there is one thing that I feel our society lacks in educating - financial literacy!
