If you’re a buyer waiting on an appraisal, you may want to consider appraisal gap coverage. An appraisal gap coverage clause is custom wording in the purchase contract that says you will pay the difference between the appraised value and the contract price, up to a certain amount.

While this ties you (a buyer) to the purchase even if there is an appraisal gap, appraisal gap clauses, including a contingency clause, provide protection for buyers. Some clauses may allow the buyer to back out altogether.

Without having this contract in place, if you choose to back out, you may end up losing the earnest money that you put towards the home.

Appraisal gaps aren’t typically a deal breaker, but always something to consider as a potential buyer.
