'Twas the night before Christmas,
and all through the house

The stockings were hung by the
chimney with care, in hopes that St. Nicholas soon
would be there.

But the homeowner was wide awake,
with papers in hand,

Finally, some good news for mortgage rates! US Core CPI (Consumer Price Index) slows more than forecast, giving the Fed some room to tap on the brakes a bit. The Core number, which excludes volatile components like food and energy prices, increased by just .3% for an annualized rate of 6.3% (the lowest since July). Overall consumer price acceleration slowed to 7.7% in September. Both numbers were well below economist’s estimates and markets are ripping higher as the Fed will likely downshift to a 25-50 bps rate hike at its next meeting in December. UMBS (Uniform Mortgage-Backed Securities) are about a point higher since the report and the yield on the 10yr note is once again below the psychologically-important level of 4%, to 3.91%. To be fair, we have a full slate of Fed speakers on tap, so stay tuned for their reaction. This positive news is also sending stocks higher today.
