SUPPLY & DEMAND — PART 3

Lower interest rates can improve buying power, but that’s only one side of the equation.

In the Florida Keys, inventory and demand ultimately determine where prices go. When demand increases against a limited supply of homes, that creates upward pressure on pricing.

That’s why understanding the market requires looking beyond interest rates and focusing on the fundamentals of supply and demand.

SUPPLY & DEMAND — PART 2 🏡

Interest rates get most of the headlines, but they’re only part of the equation.

What really drives a real estate market is supply and demand — how many properties are available versus how many buyers are actually competing for them.

That relationship has a direct effect on pricing, negotiating power, and ultimately where the market goes next.

Understanding the numbers — not just the headlines — is what matters.

Is now really a bad time to buy?

Interest rates get most of the attention, but they’re only one part of the real estate equation. Supply, demand, competition and negotiating power all play a role in determining whether an opportunity makes sense.

When demand softens, buyers may have less competition and more negotiating power. Sometimes the opportunity isn’t waiting for the lowest interest rate—it’s being able to buy the right property at the right price.

In this series, I’m breaking down why today’s market may offer opportunities that aren’t obvious if you’re only watching interest rates.

Is there really a “perfect” time to buy real estate?

Everyone talks about interest rates—and yes, rates matter. But they’re only part of the equation.

Real estate has always come down to supply and demand.

When demand softens, buyers may face less competition, gain more negotiating power, and potentially secure a better purchase price or better terms. Sometimes, waiting for the “perfect” interest rate can mean missing the better opportunity.

In the Florida Keys, supply is naturally limited. That’s why I believe the smartest buyers look beyond today’s rate and evaluate the entire market opportunity.

You can refinance a rate. You can’t renegotiate yesterday’s purchase price.

Thinking about buying in the Florida Keys? Let’s talk about the market, the numbers, and whether the opportunity makes sense for you.

🏝️ SOLD | 8 S. Exuma Drive | $900,000

Another successful Florida Keys closing!

After nearly two years on the market, 8 S. Exuma Drive has officially closed at $900,000. The Firm Real Estate Group had the privilege of representing both the seller and the buyer in this vacant waterfront land transaction.

Some properties simply require the right combination of patience, persistence, market knowledge, and the right buyer. We stayed committed to this property from listing to closing, and ultimately we were the brokerage that got it sold.

We’re grateful to both parties for trusting us to navigate the transaction and bring it successfully across the finish line.

Listed. Marketed. Negotiated. SOLD.

If you’re considering selling your Florida Keys property, choosing the right brokerage can make all the difference. Let’s put our experience, local market knowledge, and commitment to work for you.
