Let’s clear up a few common myths about buying a home:

❌ “I need 20% down”
👉 Not true. Many loan programs allow for much less.

❌ “My credit has to be perfect”
👉 You don’t need a perfect credit score to qualify for a mortgage.

❌ “I should wait for rates to drop”
👉 The “perfect time” is when you’re financially ready.

❌ “Pre-qualification and pre-approval are the same”
👉 False. Pre-approval is stronger and gives you a real edge.

❌ “The lowest rate is all that matters”

Here’s why:

Rates don’t move in a straight line. While you’re waiting for them to drop, home prices can continue to rise due to demand. That means you could end up paying more for the same home, even if the rate improves slightly.

There’s also increased competition. When rates do dip, more buyers jump back into the market, which can lead to multiple offers and higher purchase prices.

The reality? You can refinance a rate later, but you can’t go back and buy a home at yesterday’s price.
