If you’re wholesaling real estate, this is the formula you cannot ignore 🧠💰

Start with ARV (After Repair Value)
Multiply it by 70% 📊
Subtract repairs 🔨
Subtract your assignment fee 💵

What’s left = your MAX offer 👇

Example:
$200K ARV → $140K
- $30K repairs
- $10K fee
= $100K offer (or less) ✅

Simple, but this is what keeps you out of bad deals 🚫 and in profitable ones 💸
